Zekkei Properties has announced the sale of the HOSHINOYA Hütte Niseko development to a consortium comprising Tokyu Land Corporation, Mitsubishi Estate Residence Ltd., and SMFL MIRAI Partners Co., Ltd. The project, set to become the first HOSHINOYA-branded residence hotel in Hokkaido, is scheduled to open in 2028.
A Landmark Development
Since 2020, Zekkei Properties, through its subsidiary Zekkei Cosmos Co., Ltd., has partnered with Hoshino Resorts to plan and design this innovative condominium hotel under the HOSHINOYA brand. Building approval was secured in early 2024, and construction commenced on October 14, 2024, with completion anticipated by 2029.
The development will include 62 units across seven levels, featuring reinforced concrete with steel elements. Designed by Azuma Architect and Associates Co., Ltd., the project will be operated by Hoshino Resorts.
HOSHINOYA Lodge Niseko: A New Benchmark
The HOSHINOYA Lodge Niseko will be the ninth property under the luxury HOSHINOYA brand and its first residence hotel in Hokkaido. Known for crafting extraordinary experiences inspired by the unique themes of each property, the brand’s latest offering will cater to Niseko’s year-round appeal.
- Prime Location: Situated in Kutchan, the hotel provides ski-in/ski-out access to the Niseko Tokyu Grand HIRAFU Ski Resort—the largest in the area. Guests will enjoy proximity to the vibrant Hirafu district, an 8-minute walk away, renowned for its dining and nightlife.
- Guest Amenities: All rooms are equipped with kitchens and living-dining spaces, ideal for extended stays. A “gathering service” allows guests to prepare gourmet meals in their private rooms using pre-prepared ingredients from the hotel’s chefs.
- Onsen with a View: The hotel’s top-floor terrace will feature an onsen pool with panoramic views of Mt. Yotei, providing a serene retreat after a day on the slopes.
Niseko’s Year-Round Appeal
Niseko is celebrated globally for its fine powder snow and offers a range of seasonal activities, from rafting in spring snowmelt to hiking Mt. Yotei in summer and enjoying the region’s vibrant autumn foliage. The HOSHINOYA Lodge Niseko aims to elevate the visitor experience by combining HOSHINOYA’s signature hospitality with Niseko’s natural beauty and rich lifestyle offerings.
Residence Ownership and Rental Program
The residence hotel model offers unit ownership with a unique rental program. Owners can enjoy exclusive use of their units during certain periods while allowing Hoshino Resorts to manage and operate the rooms as part of the hotel for the remainder of the year.
