No two sites at Kaba Niseko are quite the same. Position, orientation, elevation and outlook vary across the estate, giving owners the opportunity to choose a plot according to what they value most—whether that is a Mt Yotei view, greater privacy, a particular orientation or the relationship between the house and surrounding landscape.
Rather than imposing a single architectural style, Kaba Niseko uses estate-wide design guidelines to protect the quality and character of the development. Those guidelines cover the broader architectural and landscaping principles of the estate while still allowing individual residences to respond differently to their sites.
For buyers, this creates considerable freedom. An owner can select their own architect and develop a home around the way they intend to use Niseko, rather than choosing from a predetermined collection of villas.
At the same time, the guidelines are intended to protect what drew buyers to Kaba Niseko in the first place: its landscape, privacy and architectural quality.
Onsen Water For Every Site
One of Kaba Niseko’s most distinctive features lies beneath the estate. Every one of its 31 sites is connected to Kaba’s own onsen source, drawn from approximately 800 metres below ground.
For owners planning a bespoke Niseko residence, that allows an onsen to become part of the architecture of the home itself—from a private indoor bathing space to an outdoor bath designed around the site’s mountain or forest outlook.
It also means access to onsen water is not restricted to a small selection of premium plots within the estate. It forms part of the underlying infrastructure available across Kaba Niseko.
Choosing A Site Is About More Than A Lot Number
The differences between Kaba Niseko's individual sites become particularly important when choosing where to build.
Lot 10, for example, is one of the larger remaining opportunities within the estate. The 1,722 sqm site combines a Mt Yotei outlook with views towards the Hanazono golf course and is fully connected to Kaba Niseko’s onsen infrastructure. Its guide price is currently ¥304,575,000.
For buyers specifically seeking a Mt Yotei outlook, availability is becoming increasingly limited. As of late August 2026, only five Mt Yotei-view sites remained available within Kaba Niseko.
Other parts of the estate offer quite different surroundings.
Lot 30 is a 1,108 sqm elevated site positioned at the end of one of the estate roads. Priced at ¥156,200,000, it offers panoramic views incorporating Mt Yotei, the Hanazono ski hill and Annupuri, while protected parkland along its southwest boundary provides an additional degree of separation from future development.
Lot 16, meanwhile, is a 1,107 sqm site priced at ¥172,500,000. Positioned along the rear boundary of the estate, it looks across open farmland towards Mt Weisshorn, giving the site a pastoral outlook throughout the year alongside views towards the surrounding mountains.
The contrasts between the three illustrate the thinking behind Kaba Niseko: rather than attempting to make every plot equivalent, the estate allows different locations and outlooks to offer different possibilities.
A Community Gradually Taking Shape
Kaba Niseko is also moving beyond being simply a masterplan.
Sites across the estate have already found owners, including Lots 7, 8, 17 and 18 highlighted in Niseko Realty’s latest update, with further sites sold elsewhere within the development.
As more owners begin the process of creating their individual homes, the original concept behind Kaba Niseko should increasingly become visible: different architecture responding to different sites, held together by a common approach to landscape, privacy and quality.
Finding The Right Place Within KABA
