Pacific Century Premium Developments and Hyatt have officially unveiled One Hanazono Villas, a new collection of 13 private residences in Niseko that will become the first Park Hyatt-branded villas in Japan.
Located within the Hanazono area, the development brings together architecture by Kengo Kuma, interiors by Hong Kong designer André Fu and management and services provided by the existing Park Hyatt Niseko Hanazono team. Two fully furnished show villas are scheduled for completion during winter 2026.
Each detached villa will measure approximately 700 to 1,000 sqm, or around 7,500 to 10,400 sq ft, making them among the largest residential properties announced in Niseko to date. The homes will contain four to six ensuite bedrooms, extensive living and dining areas, private driveways and secluded gardens, with most positioned to enjoy views towards Mount Yotei.
Private Living With Park Hyatt Services
The villas are being designed as private residences rather than hotel accommodation, while owners will have access to services and management from Park Hyatt Niseko Hanazono.
A private clubhouse is also planned for villa owners, providing ski-in, ski-out connectivity to the Hanazono ski area together with an après-ski lounge and gathering space. Hyatt notes that the clubhouse may not be complete when the villas are handed over, meaning some of these facilities and services may become available later.
The project extends the relationship between PCPD and Hyatt that began with Park Hyatt Niseko Hanazono and its residences, which opened in 2020. Hyatt said it continues to see demand for residential products combining greater privacy and space with hotel-level design and personalised services.
Kengo Kuma And André Fu Lead The Design
The architecture is being led by Kengo Kuma, one of Japan’s best-known contemporary architects, while André Fu is responsible for the interiors.
The combination adds another high-profile design element to Hanazono, where PCPD has spent more than a decade developing hospitality, residential and mountain infrastructure around the ski area. PCPD says its wider land portfolio across Hanazono and neighbouring Weiss now extends to more than 2.7 million sqm.
PCPD Deputy Chairman and Group Managing Director Benjamin Lam said the development was inspired by the reception given to Park Hyatt Niseko Hanazono and its existing residences, and described One Hanazono Villas as the next stage in the company’s long-term vision for Niseko.
A New Level Of Residential Product For Niseko
The scale and limited number of residences distinguish the project from the condominium-led branded residence model that has been more common in Niseko.
Rather than building a large number of apartments around a hotel, One Hanazono Villas consists of just 13 individually separated homes, combining substantial private space with access to an established luxury hospitality operation.
Hyatt has not announced pricing for the villas. The first tangible indication of the finished product will come this winter when the two show residences are scheduled for completion.
For Hanazono, the announcement adds another ultra-prime residential layer to a resort already anchored by Park Hyatt Niseko Hanazono and reinforces the area’s continuing move towards larger, lower-density luxury property.
