New Luxury Accommodation Set to Open at the Summit of Rusutsu Resort
An exciting new accommodation is coming to the summit of Rusutsu Resort, regular winner of Japan's top ski resort at the World Ski Awards. The “Not A Hotel Rusutsu” will offer a ski-in/ski-out experience, providing breathtaking panoramic views of Mt. Yotei and the surrounding landscape.
While summit accommodations are more common in the European Alps, they remain a rarity in Japan, making this project stand out. The 1,200-square-meter (363 tsubo), three-story building will feature a range of high-end amenities, including a gym, sauna, arrival lounge, kitchen, dining area, and an outdoor bath.
The top floor, designed to resemble a bird with its wings spread, will house the bedrooms and a study. The architectural design is by Snøhetta, a renowned Norwegian firm celebrated for its innovative and avant-garde projects across the globe. Not A Hotel Rusutsu marks Snøhetta's second venture in Japan, following a mixed-use development currently under construction in Tokyo, and its first project in Hokkaido.
Founded in 2020, Not A Hotel aims to create unique vacation homes worldwide. The company has already launched or is developing two dozen projects across Japan, all offering co-ownership investment opportunities. When not in use, properties operate as hotels, generating income for investors. Buyers can choose between full ownership or partial ownership, starting with 30 nights of use per year.
Investing in a Not A Hotel property also allows access to other properties within its network, a model similar to the Filipino brand Hotel101, which is also building an accommodation in Niseko.
Construction of Not A Hotel Rusutsu began this year, with sales set to open in winter 2025 and completion targeted for 2027.
