Kukan Inc, led by CEO Kentaro Yamamoto, began life in Hokkaido’s short-stay accommodation world—learning quickly how licensing, winter conditions and on-the-ground operations can make or break a project. Founded in Sapporo in November 2022, Kukan Inc started with vacation rental operations in Furano and Niseko—initially small-scale properties, built up through a period of hands-on problem solving: everything from complex permitting to the realities of managing assets through harsh winters.
Within three years, the company expanded into development and operations, and in June 2025 obtained its official Hokkaido real estate licence, launching a dedicated division: Kukan Real Estate.
A practical mindset: value creation, then long-term ownership
Kukan’s stated vision is to create “work that will be appreciated by the future”—but the team is candid about what it takes to execute in Japan: snow damage, labour shortages and strict regulations are recurring challenges. What motivates them is the process of uncovering “hidden value” in Hokkaido’s communities and turning it into tangible, future-ready assets.

Kukan’s core markets are Furano, Niseko and Sapporo. They describe Furano as a four-season destination with landscapes that shift dramatically through the year, and Niseko as a globally recognised powder hub drawing long-stay visitors from Europe, Australia and across Asia.
From an investor’s point of view, the team cites three drivers: the currency backdrop, inbound tourism momentum, and land price trends—particularly in core areas of Niseko/Kutchan, with Furano showing steady appreciation. As always, local micro-location and use-case matter, and buyers should verify the latest data and compliance constraints on a property-by-property basis.
Where they see opportunity—and the caveat they repeat
Kukan says the opportunity set they’re watching includes licensed vacation rental homes, small-scale hotels and automated check-in properties, and even lower-cost accommodation formats such as trailer and container-style units. They also stress a consistent point for overseas buyers: confirm zoning and hotel licensing early. In their experience, permits (including fire safety compliance) can take 3–6 months in Furano and Niseko—timelines that can affect purchase planning and opening dates.
