We have been operating AirBnB business for 7 years and now operating as a real estate agency for 4 years in Hokkaido.

To find good properties that work as AirBnB for our clients.
What has been your favourite selling experience or greatest project to work on?
Definitely the process of finding a piece of land in a good location, building a new building on the plot and selling it to some happy customers!

Where is the main area of your real estate listings?
Furano, Niseko and Lake Toya, although we sometimes list properties in Osaka and Tokyo too.
What makes your market attractive to investors right now?
Our investors are able to make a good rental income from the start and then look forward to capital growth when they resell in the future.
What is the most exciting thing coming to your market in the near future?
A lot of visitors are coming to Hokkaido and it will grow even more in the next 5~10 years. It means that the AirBnB business become bigger and the value of the properties are going to increase.
What sort of returns can investors expect in your market?
It depends on the property but good rental return (sometimes more than 15%) and definitely profit on resale.
Post Pandemic
How is the market now 18 months after the borders reopened?
A lot of travellers are coming into Hokkaido year-round now, so the sales of AirBnB properties is growing, as is the occupancy of the actual properties. It really feels like it is back to business as normal.
Your Tips For Investors
What is your top piece of advice to any foreigner investing in Japanese real estate?
To find a good business partner is the most important thing. I think this is especially true in Hokkaido which is very rural, so finding a partner can be difficult.
What should people look for when they consider investing in your market?
The price, the trend in the market (both in terms of visitation and price changes) and whether they can find a good business partner!
