Daiwa House is developing the 103-unit [Mondomio Okinawa Resort Onna Village Fuchaku](https://www.daiwahouse.co.jp/mansion/kyushu/okinawa/onna103/top.html) in Onna, one of Okinawa’s best-known resort areas. The 13-storey building is scheduled for completion in March 2028 and will include one- and two-bedroom apartments ranging from approximately 56 to 74 sqm.

The first 45 apartments went on sale in April, with approximately seven out of ten purchasers living outside Okinawa, principally in Greater Tokyo. A second phase of 15 apartments opened for applications on 29 August, with prices ranging from ¥58.98 million to ¥170.98 million. The level of demand from outside the prefecture is particularly interesting because Daiwa House is not marketing the development solely as conventional residential property.

## A Second Home That Can Work While The Owner Is Away

The development introduces what Daiwa House calls its “Mondomio Resort Style”, allowing owners to choose between personal use and different forms of rental operation. Apartments on floors five to nine are planned to be compatible with Japan’s minpaku system. Owners can appoint a local operator to handle guest recruitment and management, allowing the apartment to produce income during periods when it is not being used personally. Under Japan’s residential accommodation legislation, minpaku operation is limited to a maximum of 180 days per year.

Owners can also use a monthly rental structure, offering the property for periods of at least 30 days, providing another option for people who expect to spend only part of the year in Okinawa. The concept is therefore not simply to buy an apartment and leave it empty between holidays. Daiwa House is presenting the property as something that can move between personal use, short-term accommodation and longer rental periods according to the owner’s plans. That approach will be immediately familiar to buyers who have followed Japan’s ski-resort property markets.

## A Coastal Version Of The "Niseko Model"

Niseko helped establish an international market for Japanese resort property built around a relatively simple proposition: buy somewhere you genuinely want to use, then allow professional operators to generate income from it when you are away. The Okinawa model is not identical. Many Niseko apartments operate within hotel or accommodation structures that allow much greater rental availability, while Mondomio’s minpaku units remain subject to the 180-day annual limit and owners contract separately with a residential accommodation operator.

But the buyer logic is increasingly similar. The property is both a lifestyle purchase and a potentially productive asset. Professional local management reduces the burden for an owner living in Tokyo or overseas, while resort facilities make the building more attractive for personal stays as well as guests.

Mondomio will include a golf simulator, BBQ terrace, fitness room, large communal bath with sauna facilities and lounges. The building will also use an external management model rather than relying entirely on a conventional owner-run board, another feature aimed at simplifying ownership.

## Okinawa’s Resort Property Market Is Broadening

Onna Village is already one of Okinawa’s principal tourism districts, with beaches, hotels and leisure facilities concentrated along the west coast. Daiwa House says this will be the first new condominium of more than 100 units in the village since 2010, making the project significant in a market where large-scale new residential supply has been relatively limited. The first-phase buyer profile suggests demand is not being driven purely by people seeking a permanent home in Okinawa. Instead, buyers from elsewhere in Japan are increasingly treating the island as somewhere they can own, visit repeatedly and potentially generate income from between stays. That is the same broad shift that transformed resort ownership in Hokkaido and Nagano. A resort property stops being viewed simply as a holiday home and becomes a hybrid between lifestyle, accommodation and investment.

There are still important differences. Rental income is not guaranteed, minpaku regulation limits operating days and owners need to understand management charges, occupancy assumptions and the practical costs of maintaining property in Okinawa’s climate. The economics should therefore be assessed on the individual asset rather than assuming that every resort apartment will perform like a successful hotel room. Even so, the direction is noteworthy as Japan’s internationally oriented resort-property story is no longer confined to the mountains. Okinawa offers a very different lifestyle product, but the combination of personal use, outside buyers, professional management and rental potential is beginning to look increasingly familiar.

For buyers who like the Japanese resort-property model but would rather have a beach than powder snow, the market is becoming more interesting.
