![Unkai yotes screengrab](https://d1g90p0r985xbs.cloudfront.net/general/_480x270_crop_center-center_60_line/Unkai-yotes-screengrab.jpg)A total of 22 hotel, residence, and mixed-use developments are currently in progress in the Niseko resort area, according to the [2024 Niseko Tourism and Property Market Review](https://uchijapan.com/news/key-insights-from-the-2024-c9-hotelworks-niseko-market-report) by C9 Hotelworks, published in November, although there are some other like Kaba Niseko and 6 Senses that could well be added to that list.

Two notable projects—[Nikko Style Niseko Hanazono](https://www.okura-nikko.com/japan/niseko/nikko-style-niseko-hanazono/) in Hanazono and [The 1898 Hotel](https://the1898niseko.com/en/HotelIntroduce) in Kabayama—are set to debut this month, contributing 234 and 6 keys, respectively. The remaining developments are scheduled to launch between 2025 and 2029, collectively adding at least 2,284 keys and units to the local market.

However, the rising costs have prompted many developers to pivot towards selling land plots and custom-designed homes, allowing them to manage construction expenses more effectively. Additionally, some projects have been paused in anticipation of a potential easing in material and labor prices.

Niseko’s transformation continues, with these upcoming developments reinforcing its position as a premier destination for both winter and green season visitors.

Notable additions include the **Moxy Niseko Village** (310 keys, 2026), **Hotel 101 Niseko** (482 units, 2026), and the ultra-luxury **Aman Niseko Resort and Residences** (61 units, 2029).

Residential developments like **Odin Hills Hanazono** (88 plots with the first residences already open), **[Kaba Niseko](https://uchijapan.com/developments/kaba-niseko)** (33 plots) and **[Hanacreek](https://uchijapan.com/news/hanacreek-autumn-2024-update)** (82 residences, 2027) emphasize custom-designed villas and serviced land plots. These projects collectively highlight a shift toward high-end, branded accommodations and luxury living, reinforcing Niseko’s position as a premier global destination.
