The hotel began welcoming guests with a soft opening on September 1, with Marriott formally announcing its opening on September 3. Positioned immediately beside the Niseko Village Gondola, it becomes the fifth Moxy hotel in Japan and the brand’s first entry into the country’s international mountain resort market.

## A Different Kind Of Niseko Village Hotel

Moxy Niseko Village introduces a noticeably different accommodation model to a resort base already home to properties including Hilton Niseko Village, The Green Leaf, Hinode Hills and Higashiyama Niseko Village, a Ritz-Carlton Reserve.

Rather than competing primarily through large rooms and traditional resort luxury, Moxy is built around compact accommodation, communal areas and a more social style of hospitality. The hotel has 310 rooms, with accommodation centred around approximately 18 sqm rooms. The room mix includes 240 loft-style rooms and 70 single or twin configurations, with some layouts capable of accommodating groups of up to four.

That space-efficient approach is integral to the Moxy concept. Marriott describes the rooms as flexible and deliberately designed to maximise usable space, while encouraging guests to spend more of their stay in the hotel’s communal areas or outside exploring the resort.

The interiors follow a design concept titled “Craft of Play”, combining contemporary Moxy styling with elements inspired by Japanese craftsmanship, pop culture and the mountains surrounding Niseko. Rather than presenting another interpretation of alpine luxury, the hotel has deliberately adopted a younger and more informal identity.

## Bar Check-In, Foot Onsen And All-Day Social Spaces

As with other Moxy hotels, the bar also functions as the hotel’s check-in point and forms the centre of its communal space.

Moxy Bar & Café serves breakfast, casual food and drinks throughout the day, while Moxy Grab & Go provides snacks and drinks for guests heading onto the mountain or out into Niseko. A 24-hour Moxy Gym is also available.

Perhaps more appropriate to its Hokkaido setting is an outdoor foot onsen, giving guests somewhere to recover after skiing, hiking or other outdoor activities.

The hotel also sits within walking distance of Niseko-yo, the dining and lifestyle precinct developed at Niseko Village, while the wider resort offers golf, hiking and cycling during the green season alongside its winter operations.

That year-round positioning is significant. Niseko Village has increasingly been investing not simply in its ski product, but in creating a more complete destination capable of attracting visitors beyond the core December-to-March winter period.

## Part Of A Much Larger Niseko Village Investment

Moxy is also more than simply another international hotel operator entering Niseko.

The project forms part of YTL Group's long-term investment in Niseko Village. Moxy Niseko was developed by Starhill REIT Niseko G.K., a wholly owned subsidiary of YTL Hospitality REIT, on land originally acquired alongside Hilton Niseko Village.

When the project was announced in 2024, YTL Hospitality REIT estimated the total development cost at approximately ¥6.38 billion. The group’s Niseko portfolio also includes Hilton Niseko Village and The Green Leaf Niseko Village.

Its opening therefore represents another stage in the gradual reinvestment and expansion of the Niseko Village base rather than an isolated hotel development.

That investment is becoming particularly visible heading into the 2026/27 ski season.

## New Gondola To Follow In December

The next major addition will be Niseko Village’s new eight-person gondola, construction of which is already underway.

The approximately two-kilometre system is being developed in two stages. The first section, connecting the resort base with an intermediate station at approximately 670 metres elevation, is scheduled to begin operating in December 2026.

The second phase is planned for December 2027 and will continue to an upper station at approximately 930 metres. Once complete, the gondola is expected to carry up to 2,400 passengers an hour and roughly double capacity on the section of mountain it replaces.

Together, the gondola investment and arrival of 310 additional hotel rooms represent a sizeable upgrade to both the capacity and infrastructure of Niseko Village.

## Broadening Niseko Village's Appeal

For many years, much of Niseko's new hotel and residential development has been concentrated towards the luxury end of the market. Moxy is interesting because it takes a different route.

It remains an internationally branded Marriott Bonvoy property in a ski-in/ski-out location, but packages that location around smaller rooms, shared spaces and experience rather than expansive accommodation.

That potentially broadens the audience able—or willing—to stay directly at the mountain base, while adding more people, restaurants and activity to Niseko Village itself.

With 310 rooms, it is also one of the more substantial additions to Niseko's hotel inventory in recent years.

For the surrounding Higashiyama and Niseko Village property market, the importance is less the Moxy brand in isolation than the accumulation of investment taking place around it. New accommodation, expanded dining, continued green-season development and significantly improved mountain infrastructure all add depth to an area which has historically been quieter and considerably lower density than Hirafu.

Moxy Niseko Village is now open, with its first full winter season beginning alongside that next phase of investment in December 2026.
