Hong Kong–based real estate developer PCPD, which owns and operates Niseko HANAZONO Resort, has revealed plans to develop a 25.4-hectare site directly adjacent to the ski slopes. The project would see the construction of approximately 40 buildings, including hotels and condominium-style accommodation.

The proposed development, currently titled the “Hanazono Garden Hills Landscape Design Plan” (provisional name), is located to the north of the Hanazono ski area, close to existing high-end projects such as Park Hyatt Niseko HANAZONO.

According to Kutchan Town officials, the plan has been designed to comply with local landscape regulations. Lower-rise buildings will be positioned closer to the ski slopes, while buildings further from the pistes will be limited to a maximum height of 33 metres. The master plan also includes publicly accessible walking trails and open plaza spaces, aiming to integrate the development into the surrounding natural environment.

At this stage, construction timelines and total investment value have not yet been disclosed.

PCPD entered the Niseko market in 2007 through the acquisition of Japan Harmony Resorts, an Australian-backed company that had been pursuing development in the Hanazono area. Since then, the company has played a central role in transforming Hanazono into one of Niseko’s most internationally recognised resort zones.

PCPD is scheduled to present further details of the project at a local residents’ briefing session on the 23rd, where the outline of the development plan will be formally explained.

For investors and buyers, the announcement highlights the ongoing expansion of ski-in, ski-out resort infrastructure in Hanazono, reinforcing its position as one of Niseko’s key growth areas over the coming decade.

Ski-adjacent land in Niseko remains extremely scarce. New projects of this size are rare, reinforcing the long-term value of existing ski-in, ski-out and near-slope properties.

**4. Strengthening the Hanazono Ecosystem**  
With additional accommodation, amenities, and pedestrian infrastructure, Hanazono continues to mature as a self-contained resort area, supporting both lifestyle use and rental demand.

**5. Early Awareness Creates Advantage**  
Buyers tracking development plans early are better positioned to understand future supply, infrastructure changes, and potential uplift in surrounding property values.
