## Niseko’s Luxury Boom Continues: ¥50 Billion Resort Project Unveiled in Hirafu

A major new luxury resort development is coming to the heart of Niseko Hirafu, as Hong Kong-based developer [Ryowha](https://ryowha-group.com/) (稜和) has announced plans for a ¥50+ billion project featuring a five-star hotel and 22 private villas. Scheduled for completion in 2028, the large-scale development will be built just a few hundred meters from the Niseko Tokyu Grand Hirafu ski lifts, on a scenic 7.8-hectare site offering direct views of Mount Yotei.

The hotel, still unnamed publicly, is expected to rival top brands like Park Hyatt and Ritz-Carlton, and will mark the debut of a major international luxury brand in Japan. Plans include approximately 30 exclusive rooms, along with amenities such as natural hot springs, a pool, and a range of dining options. The hotel will occupy more than 1 hectare of the site.

The remaining 3.5 hectares will be developed into 22 high-end villas for sale, each designed with 2 to 6 bedrooms. Both the hotel and the villas will be designed by the world-renowned architecture firm Kengo Kuma &amp; Associates, known for blending contemporary elegance with traditional Japanese aesthetics.

Groundwork is set to begin this August, with infrastructure works expected to finish by November 2027. Construction of buildings will commence as early as summer 2026, targeting full completion by November 2028.

Ryowa stated that the project is “aimed at becoming the new face of the Niseko Hirafu area,” aligning with the ongoing wave of high-end resort investments in the region.

The new resort will sit adjacent to another major development project spanning approximately 10 hectares, and nearby in Hanazono, the globally recognized Capella Hotels &amp; Resorts is planning a large-scale integrated resort as well. Together, these developments reinforce Niseko's status as one of Asia’s most dynamic luxury alpine destinations.
